Environmental zoning: Integration of spatial planning and the environment
The environment has a great influence on planning and vice versa. There is a tendency for one to view the other as an obstacle. It does not have to be this way… provided that environmental zoning is timely signaled and integrated in an area approach, in which the development plan and environmental permitting are key.
Environmental zoning can be summarized as: the environmental space required. It is of importance with regard to functions in an area which may adversely impact the environment or which may be environmentally sensitive. For instance, environmental standards specify that the location of an object that adversely impacts the environment (such as a factory) must be at a certain distance from an environmentally sensitive function, such as a residential district.
Impact on spatial planning
Different environmental factors thus have a direct impact on spatial planning in any area. Noise is a well-known example, but external safety, air quality and odor prevention can also form obstacles to construction plans. You can avoid a veto by timely integration.
Responding to new developments
Consulting on environmental zoning is complex, since the parties concerned, including government, project developers and companies, often have divergent interests. Moreover, environmental policy and spatial planning are consistently in flux due to the influence of new government and legislative changes.
